I am planning to buy a property. Which typical expenses, fees, and taxes associated with buying a property in Cyprus should I expect?
The most typical expenses that apply to any buyer when purchasing real estate in Cyprus are:
  1. Stamp Duty payable to the tax department is calculated based on the purchase price stated in the purchase agreement and is calculated on a scale.
  2. Deposit fee payable to the lands office. This is a standard fee of €50.00 for purchase agreements. For assignment agreements, the deposit fee is equal to 0.5% and is applied on the highest purchase price with a cap of €3.000.
  3. VAT of 19%, if the property to be purchased is subject to VAT, with the potential to be reduced to 5%. Please contact our sales team for further details
  4. Transfer fees are payable to the lands office upon the transfer of the ownership and are only paid if the property to be purchased is not subject to VAT.
